Chandigarh itself does not have much to offer. Uppal marble arch, though I guess, completely sold now was an expensive yet worthy option. Not taking budget into consideration, the outskirts of chandigarh has numerous options to look for. Punjab - New Chandigarh(Mullanpur) - Unlike Zirakpur, mullanpur is well planned and has big players like Omaxe, dlf, manohar and co. are Plying here. It is well connected to Chandigarh by a 6six lane road. Has good market potential. Mohali - Two projects, JLPL and homeland heights are rated the best. Mohali (incl. Kharar) has numerous budget options too. *,Upcoming location, -Airport road - The road connects upcoming patiala highway to Kharar via a six lane road. Both the ends, near the airport and Kharar have new projects coming up Zirakpur - It can be divided into 3 zones. Patiala road - new projects are coming up here. Making it a good buy out considering the highway coming up and airport connectivity. Delhi road(opp. Park plaza) - This by passes the congested interiors of Zirakpur. Adjoining Panchkula - shimla road - the best projects here are exotic grandeur, sushma chandigarh grand, hermitage park, Vera gold mark(under construction). Rest it has most of the budget properties in this region. So, Mullanpur and airport road(mohali) are potential zones with new upcoming properties. Zirakpur, Kharar for budget flats.

What is the best residential place in the Chandigarh region (Zirakpur, Mohali, Panchkula, New Chandigarsh, Kharar, etc.) with pros and cons?

I would Panchkula not because my parents live there but let me describe Zirakpur :- Though its on highway but due to unplanned projects and lower price of property in comparison of Chandigarh, Panchkula & Mohali , it became a jungle of RWA’s and Market Arcades that lead to a huge traffic jam on highway as well now a days. Mohali :- Though Mohali was much in demand because of good connectivity with punjab and was popular among youngsters because of private universities around it, New Airport is also in the mohali which is a plus point but crime rate is high . Panchkula- Located in foot hills, Morni is 70 kms, Shimla is 90 Kms,Dehradun is 150 Kms so you can easily find a smooth road for a weekend get away. Also a day picnic can be planned at Kasauli or pinjore. Though it is bit expensive comparatively to Zirakpur and Kharar but new panchkula extension is coming up in a great way , And my society have lake view flats , Ghaggar River, sharing a pic.

Which is the better place to live, Chandigarh or Mohali?

Both Mohali and Chandigarh are planned city but if we have to choose 1 then obviously its Chandigarh which scores more over Mohali but let's check few facts before concluding anything. Location: On Paper Mohali is Satellite city of Chandigarh which fall in Punjab state unlike Chandigarh which is UT. The old sectors/phases of Mohali which are phase 1 to phase 11 are so interconnected with Chandigarh that you can’t even find the difference b/w Chandigarh & Mohali.Maybe you don’t know the fact that the last official sector of Chandigarh is 54 but Mohali continues its sector separation from their on so phase 1 of Mohali is sector 55. so if you are living in this sector or sector from 66 to 73 everything is almost same as like Chandigarh. Due to Complex border separation of cities There are few sectors which fall in both city like sector 63, 48, 51, 52, 54 and 56. I have read some answer where people are complaining about open space and other Infra provided by City, In my opinion if you are living in the core sector of Mohali which is sector 55 to 73 then you will get same infra as Chandigarh which includes market, park, school etc , moreover Chandigarh is easily accessible from these sectors . Chandigarh is surrounded by Mohali and Panchkula so there is no more scope of expansion in Chandigarh as compared to Mohali which is expanding at rapid rate ,FACT: ,Due to this limitation technically new international airport fall in Mohali. Living Cost, : If we talk about Apartment or Flat for the living then they cost you little less in Mohali as compared to Chandigarh and if you move towards other towns of Mohali like Kharar and Zirakpur then they are even cheaper than Mohali core sector. Because Chandigarh is Union territory unlike Mohali which is one of the District of Punjab State, so Chandigarh enjoy less tax on almost everything even after ,GST. Petrol,: cheaper in Chandigarh (5 -6 Rs per litre ) Vehicle Registration: ,cheaper in Chandigarh ,fact: ,many Mohali's residents use ,Chandigarh's fake address, to register their vehicle in Chandigarh. Property tax,: cheaper in Chandigarh. Electricity & water: ,cheaper in Chandigarh (almost 40-50 %). Liquor,: cheaper in Chandigarh. All these above-mentioned items do not fall in GST till now so we should consider this factor too.(Even before GST, VAT was little high in Mohali as compared to Chandigarh). In the end, I think If you have the options to live in both city then choose Chandigarh but if you have only Mohali as option then still you are not on the losing side.
