What is the average 3 BHK cost in Indian metro cities? I am not asking of luxurious apartments nor the very basic, but a moderate 3BHK flat.

Non luxurious 3BHK starts from 50 Lakhs to 1.2 crore for Pune, Bengaluru, NCR. It can be very economical in Kolkata and Hyderabad thought. It will be super expensive in Mumbai. So you can easily guess at outskirts like for Pune - Wagholi, Tathwade, Hinjewadi phase 3, Katraj etc near 50–60 Lakhs with good negotiation. Again its buyer's market, so negotiation is the key. My friend reduced 25 Lakhs by negotiation as builders are very desperate in selling inventory. Yes, market is in downward trend since 2018. At some places property prices crashed 30%+ as Covid intensified the pain. e.g In Pune - Nigdi - 6120 sqf to 5000 per sqf. Hinjewadi Phase 2 - 5780 to 4972 per sqf in Bengaluru Konakunte 7800 to 5000 Kasturi Nagar 6162 to 4462 So future rates will be very likely lower than current. Because currently lower interest rate helping market. So price range may be lower in future. Also its important to understand municipality water connection etc. Because at many cities like Bengaluru, this is a big deal. Second hand home is expensive and best to avoid.

How is Mumbai different from Pune?

I spent 4 years in Mumbai and currently spending my 19th year in Pune. I would like to highlight some differences between the two cities. Expanse : ,Technically, the original Mumbai city ends somewhere near Bandra in the north from the southernmost area i.e. Colaba whereas the remaining areas to the north are the suburbs. But these suburbs are also considered a part of Mumbai and hence make the city huge. Pune is also quite big, there are local representatives who feel that Pune needs a new Municipal Corporation for the recently developed areas like Kalyani Nagar, Viman Nagar and the adjoining areas. But still it won’t be as big as Mumbai. Transport : ,Pune heavily relies on the PMPML (Pune Mahanagar Parivahan Mahamandal), a joint venture by the Pune & Pimpri-Chinchwad Municipal Corporations. The local train network is not as developed as Mumbai, with only one line & limited trips with large intervals of 30–45 minutes. The Pune Metro is in development stage, but the speed at which it is progressing, it will take another 10 years to start functioning. Mumbai has a wide-spread local train network, and the Mumbai Metro has eased transport for people who have to travel across lines. Western Railways have really great operations in Mumbai, with great frequency of trains (not enough for my brothers and sisters in Virar though). Central Railways are not that efficient but cover a larger area compared to the former. Climate : ,Mumbai is a part of the coastal plains while Pune lies on the plateau. Mumbai is hot & humid while Pune is cold & dry. The temperature range in Pune is higher, with temperatures dropping to about 7–8 degrees in winter and rising to 38–40 degrees in summer. Mumbai stays in the 20–35 belt more often, but humidity makes the summers worse as perspiration seems endless. Pune rains can seem a little plesant but Mumbai rains aren’t that pleasant. Expenses : ,Before I went to Mumbai, I had heard from a lot of people that things are less expensive in Mumbai. What I observed over there was that the cost is proportional to quality and the constants of proportionality are quite high as compared to Mumbai. Food is expensive, housing and related stuff is expensive. Transport is cheaper due to the local trains and the lesser rates of auto-rickshaws and cabs (Ola, Uber). Housing : ,Mumbai has a huge space crunch in the suburbs. So they’ve found a solution. Their 1 BHK measures around 400 sq.ft. In Pune & Pimpri-Chinchwad it would definitely be about 550–600 sq.ft. A Mumbai 1 BHK flat costs around ₹20–25 lakhs in Badlapur, a place 60–70 kms away from the heart of Mumbai (Fort). Whereas a Pune 1 BHK will have a similar price in Nigdi, which is around 20 kms away from central Pune. Cosmopolitan culture : ,The cosmopolitan culture has been established in Mumbai a long time ago, but it’s still finding its roots in Pune. Mumbai is the city of dreams, but Pune is home sweet home!

What are the unforgettable experiences you had in your life?

To know I can love someone to the moon and back! This is a story I would like to tell in 3rd person. Six months back, on a Tuesday afternoon, everything was normal as it should be. Usual coffee, usual work, usual mundane tasks of a normal boy who worked for a technology company. Raj wanted to make his name in the industry and got a chance to work for a brand he always wished for. He was thinking of winding up work early to enjoy the evening as monsoon had arrived bringing the familiar fragrance of wet mud in the air. He loved monsoons since he was a small kid, and never let go the chance to dance in the rain. The phone buzzed once.. showing a familiar name. By the time he stretched his hand to pick it up, the phone went dead. He got engrossed in the work thinking someone finally remembered him and he would take out time later in the afternoon for the moment he was waiting for long. After half an hour or so, in the meeting room, the phone buzzed again.. Raj ignored it as he was discussing some important work with a colleague. After the meeting was over, he came outside his desk, loosened his tie and relaxed for a moment thinking what he would talk about. It had been months they didn’t connect and there were a lot of things in his mind which he wanted to express. He was divided by his heart and mind; one saying go ahead, give a call while other making him wait and not to show eagerness in his attitude. Two missed calls were enough for him to bridge the gap of heart and mind and picked up the phone, dialed the number, which had vanished from the recent call list he usually checked in. Searching after a while, he got the familiar name, the nickname he had kept all this while, known only to himself, pressed dial and the ring went on… 5 seconds- no answer, the heart beat was rising, 10 seconds- no answer, an alarming rate, when he could feel the pulse in the corridor even with human souls passing by within inches, rushing to have lunch, shouting, talking loudly, a janitor cleaning the floor so vigorously that he knocked Raj’s shoes a couple of times, but he was in his own world, 15 seconds-no answer, the time in which he could recall all the things that they discussed in their last meet, some few months back; he could hear the voice, a familiar voice, which in all the commotion was distinct, he would die to hear everyday.. And then alas! He did.. Softly from the other end – “How have you been?” the voice said in the most politest form, filled with love and care. For a few seconds he stood there, all by himself, just to savor the voice, the sweetness of which he absolutely admired, the emotional connect was beyond imagination. “All good, u?” came out abruptly while all his thoughts were still figuring out what all to say.. He wanted to take time and tell her he was not good, not content, not happy for wanting to be asked for in a very long time, which felt like eternity. What he got in response would change Raj’s life forever!!! The earth beneath him collapsed, time froze, everything around him came to a standstill. He forgot the past, he forgot the work, he forgot the surroundings, he forgot the janitor, but he will never forget what he heard for a very long time. Flashback to four years back - It was a mid summer afternoon, Raj had got a new job, his first job. After a hard time at campus placements at a major B-School, this was something he was looking forward to. A start of a new life. It had been some time in the organization when he was getting used to the work culture, which is different from the fun and frolic of the college life. The initial months were difficult as he was being moved from one team to another. Despite all the upheavals, Raj was enjoying his time, learning new stuff everyday, talking to new people, making new friends… Once he sat for lunch in the company cafeteria, a bustling place at 1 in the afternoon, filled with hungry souls. It was a small place, usually jam packed at peak times where you had to sit closely due to lack of space, which led to unusual smells being taken from other people’s plates or tiffins. Raj used to get his own lunch from home, so that he could save time waiting in line to get food and then waiting for even longer to get a seat. Another reason also being, the taste in company cafeterias was notorious to give gastronomical treats. He sat down, started with his lunch and within a few minutes noticed something very pleasing 2 tables away. Frizzy hair tied in a short pony, and a simple orange kurti and unusually large spectacles made her look different from others. But even from this distance, her beautiful soft skin, an unmistakable face, almost perfect and a slender neck made her look remarkable from anywhere in the small cafeteria. Raj gazed at her in awe for sometime though her back faced him but he could notice the face and the perfect features when she would turn around to talk to other people on her table. Raj had seen her for the first time in his office, and could not fathom how he could’ve missed her in all these months. Raj had an interesting nature, he would love to have someone special in his life, but when it came to approaching them, he was a big ,fattu,. Something always stopped him from approaching and he would wait for the right moment, the only problem being, he never knew when would be that right moment. Raj felt something different about this girl, which made him feel he should talk to her, but he never had any guts to go and ask. He would always fear, it would look creepy and she would run away, never talk to him. While all this ran through his mind, he forgot that the girl finished her lunch, and had went back inside, leaving him still gazing at that very table which was now occupied by two heavy blokes, completely opposite of the girl. Raj quickly finished his lunch and went back to his desk. Days went by, he forgot about the girl until one day he noticed her again getting out of the elevator. This time he watched her from a distance as she went inside the cubicles but lost the sight as there were too many people coming in at the morning rush hour. Raj had his seat at one corner from the office, and his view was blocked by the huge pillars supporting a long roof that spanned two football fields. There were three walkways that ran the whole distance till the end which was the back end converged by a wooden wall. Raj saw her once in a while either entering the office, or at lunch time, but could not figure out where she would sit and which team she worked for. In a month’s time Raj was told to change his team again, he was asked to do so a couple of times before, this time though, a more permanent change. He was not happy at the start but did not have any other option as well. For a few days he worked for the new team, the aerospace division, from his usual corner desk but later was asked to sit with the entire team. As he took all his belongings and approached the bay where he would be spending a lot of his time, he stopped at the end, just by the aisle, partly in shock, partly amazed. For a moment he could not believe his eyes what he saw in front of him, a few desks ahead, the lunch girl (is what he called her) was sitting low on her chair, engrossed in her PC in a weird position like should she would enter inside the screen any moment. She was wearing a brown kurti, hair open and those fat glasses still on (no wonder why she wore glasses with that proximity of her to the screen). Yet as elegant as it could be. Amit, another new guy who joined the team, took Raj to everyone’s desk to introduce the team. One by one they inched along shaking hands, exchanging names, but Raj hurried as he had set his eyes on one particular desk that he wanted to get to skipping all others. To his amazement, the conversation was much more brief than with others, as if he was just a stranger. But the moment was enough to register a longevity in Raj’s mind. The world moved much slowly for him than to anyone else now. He could feel her hand in his palms, soft as silk yet firm and graceful, her face, which he took time to check each and every inch of it, felt like God had taken enough of free time to make it, her voice, a little rough but still so polite and compassionate, and finally the name, which would be remembered for a very very long time – Rama. Raj enjoyed his team, not much because of the work but also because of the new company that he had got. Raj had his desk set at the end of the aisle, just before the long bay, which was more of an annoyance as folks moved around all day few inches from him. But he loved this place as it would be greeted by a charming smile every now and then when Rama passed from there, her usual route to move around. Days went on and the work grew more, giving Raj less time to think about anything else. One friday evening, he got free sooner than usual and thought he would go for a long bike ride back home which was at the other end of the town. Just before leaving, his colleague asked him to drop him off on the way as Raj would pass from his house. Both went to the elevator, which had just arrived, hopped in and as the doors were about to close, Rama came running and screamed “Please Wait!!”. Raj quickly tried to squeeze his legs between the closing doors which opened the doors briefly. “Sorry Sorry, I am already too late, might have missed my cab”, she said as she entered the elevator. “Never mind, do you stay far, assuming cabs are not usually used for short distances?,” remarked Raj. She said, “Yes, very. I stay in Nigdi, some 35 Kms away. Might have to go by bus now”. “Oh, then if you don’t mind you can come with me, I can drop you more than halfway”, exclaimed Raj. Listening to this, his colleague, who had hitched a ride with him, started wondering, “N what about me, you dumbass”.. Rama thought that would any day be better than going by a crowded bus that smelled like rotten rats and old cow dung. But she hardly knew Raj, and was a little skeptical for a ride with him. Once they got down, Raj realized he had to somehow do away with that colleague of his as this was the opportunity he was looking for and told him if he could walk home. Certainly a little cross, he accepted and went along leaving them both on a long, happy ride back home. Who knew this would start a saga of long drives, chats, music and a friendship that knew no bounds. Rama and Raj usually went together to spend time with each other, talk about life, career, food, friendship, college, hobbies, and what not. There was always something to talk about, so much that an hour and half drive would feel less to complete the conversation. Raj liked Rama, but never wanted to go a step further, as he was not sure if she liked him, and also he got to know that she had a boyfriend. He didn’t want emotions to take him for a ride and was always conscious to never cross the limit. He tried not to take the train for love and affection with Rama, even though he wanted to. He had some bad experiences in the past which would stop him. But their bond was different, something special, someone could say they were made for each other, actually all the people in their office said that. They would have tea together, lunch together, travel together. They knew each other so well, than they might know themselves less. If Rama had any problem, Raj always had a solution and also the other way round. Life was going good. Raj got to know that she had broken up with her boyfriend and was disturbed a lot. He offered her all the happiness that he could in that time. The favor was reversed. Raj lost his mother. He was very close to her and could not fathom a life without her. Rama played a strong role in making Raj come out of it. She would talk to him more often, make him forget the he had lost a loved one. Raj could never forget what she meant to him for that. A true friend, a loving friend. This bond grew large day by day, the thing that he feared was happening. Rama had an idea that he liked her, but she knew he is not going to do anything that would spoil their friendship. The trust they had in each other was immense, could bet their lives on it. The organisation where they worked was doing great and had achieved outstanding results. The celebrations were organized at a newly opened lounge with booze and great food. All were dressed to impress as these parties offered the usually burdened employees to free up, meet people, jell up, flirt, enjoy, dance. Rama had 1 drink and went on the floor while Raj observed her, also keeping an eye that she stayed in her limits. He would often warn her not to drink much and stay conscious of her surroundings. He cared for her like nothing else, as if she was his responsibility, even though she wasn’t. He thought the world of her. That night he came down, a little sad and saw Rama dancing on the floor. He knew he liked her, but also was aware of the fact that he shouldn’t move forward, it would give him no peace, only sorrow. Sanjana, his friend came outside with him and asked if everything is alright. She was a common friend for both, to whom Raj could open up and say things that he couldn’t to Rama. He told her what he felt for her, but did not want to do something stupid that would ruin their friendship. That’s when Sanjana told him that Rama also had a soft spot for him. She was not sure if it was love but definitely there was something. Raj was in a shock to hear that, all this while he thought Rama just considered him as a friend. Now consfused, Raj is clueless what to do.. To move forward or to take a step back. He wanted to bring her close to him, hug her tight and express what was inside.. The mixed emotions are the worst anyone can ever face. The night was long, he kept thinking all the while what would be the next step. To break his thoughts, Rama appeared at the dinner hall, slowly walking towards Raj, and sat down besides him. She was hungry, tired and rested her head on Raj’s shoulder, a place that would make her feel comfortable in all the commotion. She was so tired that she did not even bring a plate for herself, and started having food from his plate. Don’t understand why are girls so sorted, or I would say complicated, they can make you feel so special one moment, so comfortable, and at one point make you feel miserable for the same thing. The night was dark, it was late. Raj offered to drive his friends home, who were mostly drunk. Raj was also not sober though, he was drunk with thoughts, he was drunk with emotions, he was drunk with everything that would possibly spoil your mind in love. He dropped off his friends home, Rama was with him, she was staying at Sanjana’s place, not far away. He reached the house, a slightly aged flat with a small drive in, which could only accommodate a small car at a time. The place was lit by a dim street light and the bushes had grown out on the sides covering the walkway to the main door. He stopped his car just before the bushes and let the women out. Sanjana hurried inside as she did not want her neighbours to see she was drunk. Rama slowly got out of the car, turned around and gave her hand to Raj, shaking slightly saying good bye. For some reason, they both held their hands a little longer than usual, staring in each other’s eyes. This is something that happened for the first time, they never felt so much warmth and comfort ever before. Raj wanted the time to stop, he wanted to stay there for as long as could. Wanted to hug her tight, kiss her and tell what he felt for her. HE knew that she had an idea about this, what was going on in his mind. A few moments passed, and then came the realization, what the hell is going on. Rama jurked behind and pulled her hand and slowly went inside the house. It was difficult to fathom what she felt, she never opened up about her feelings on these matters to Raj or rather anyone. One could only make a guess. He hoped even she felt something different, something unusual and something bothersome. Because within a few moments, Raj received a message on his cell which said, “Call as soon as you reach home”. He did not understand what was this for, she would never talk so late in the night. There was something that affected her, something that needed a clarification, but exactly what, no one could tell. Raj reached home, prepared his bed, and immediately dialed the number. A soft familiar voice replied. This was the first time Rama opened the topic which Raj feared, she was calm and composed and full in her senses. She continued, “Raj, please don’t get me wrong. Whatever you want to get in is very difficult, and you would find no peace with it. I am sorry but I consider you a great person in my life and cannot imagine how it would be if I had not met you….” To this day, he remembers these exact words said by her. She definitely knew how much he loved her, how much he wanted to be with her, but she was clear that if they go down that road, it won’t be easy and full of sorrows. Raj does not know why she took a decision, why she said that, there was no reason. But he could feel she was suppressing her desire, her want, her affection, for something which was never revealed. The moment when they held their hands, it was magical, it was bright, it was full of love, it was full of warmth. Days passed on, months passed on, they were still good friends, but nothing beyond that. Raj formally expressed his feelings, which she respected, but for some reason, they did not move ahead with it. Soon Raj went to another city, switched jobs, and their distance grew. Though they met whenever Raj came back, but the meets were more formal and short. Raj knew one day he has to face the hard truth, the bitter truth. She would be gone forever to be with someone else, but always wanted this day to be far away. But God had something else in his mind. And the day he got a call in his office…. Back to Six months back (Reality) - “I am getting engaged in 2 days, I am sorry”, is what she said. There was nothing he could do, 2 days!!! Different city, different state, he knew this is it!!! He wanted to forget the past 3 years right at that moment, but to his surprise, each and every single moment spent with her was brought back. Human body is an amazing piece of shit, it reminds you of things, when you really don’t want to savour it. It took quite a while for him to get back to his routine and forget what had happened. And then he realised, he had not lost her. This is what it is. You cannot get everything you want in life, a major lesson taught the hard way. He thought to himself, he tried to be at the far extent possible to be with her, expressed completely, there was nothing else to do. Maybe she lost him. She lost to be with a person who could go to such a length to be with someone, understand their lives, adjust for their moods, very few people on earth can do that. Life is hard, we accept that, it is also ruthless, but always remember, it is also very beautiful, and there are so many things to do, rather than grieving for one loss. When we love our loved ones, we have to move on. Raj lost his mother, Rama lost her father, both lost each other. We want to forget whom we lose, that does not mean we stopped loving them. It means the love is so strong that we are not driven by it. That is the integral part of life. Raj felt bad at first, but then he is happy that he met such a beautiful person in life, it gave him confidence that he can love someone to such an extent. The moments that they shared would always be remembered by them, and would be grateful at the same time. Because in those years, they needed each other, they understood each other, they cared for each other and they loved each other, even if they did not admit. Hell yes they were in love, no one can deny that. But had they been together, it would’ve been tough, it would’ve been against the law of the nature. They would fight, they would give up, and God forbid lose interest in each other. If we do not move ahead in a bond with the consent of both the parties involved, one day or the other it will fall apart. To keep the string attached, both ends need to be strong and capable to take on the weight, no matter what is thrown upon them. The long rides back home, the long talks on the phone; the shitty topics discussed on the way, the serious moments that led to her crying always; the bitter friends who wanted them to be together, the endless gifts shared forever; the time spared just to be with that person, the sneaky meetings away from parents; the birthday trips taken in far fetched places, to coming all the way many miles just to see your face; These moments can never be forgotten, and will always be cherished no matter how much you hide. But destiny had bigger and larger things for them, to share this love with other people and spread the happiness. THAT IS LIFE, AND YES, IT IS BEAUTIFUL!!!
